Inexpensive Marketing Tools for Home-Owners PDF E-mail
Thursday, 01 May 2008
When it comes time to sell, a lot of home-owners consider selling their home themselves After all saving a few thousand dollars worth of commission is worth a try. There are getting to be a lot of marketing tools available to home-owners who are marketing their own home. Most don’t realize how many tools are available to them.

First and most common is the yard sign. You can get a yard sign at any hardware store and at many office supply stores. The sign will cost you about $10-$15 and the stand to hold it should run from $15-$20. While you are there, see if you can find a flier box or tube.

Fliers or brochures are the next most common marketing tool available to home-owners selling their own home. The trick to fliers is to leave the reader hungry and excited to see more. A lot of the fliers I see spell out every detail of a home. Most people stop and grab a flier out of curiosity. Instead of satisfying it, find a way to peak that curiosity. Give only enough information to help buyers be able to remember the home, and bare essentials. If you are asking top dollar for your home consider omitting the price.

Every newspaper that I have ever seen has a real estate classifieds section. Month-long ads along the Wasatch Front cost about $100 give or take. A lot of people start their search for their next home in the classifieds section of the local newspaper. The only downfall to this method of advertisement is that a lot of Realtors search for their next client in the same place. If you run an ad in the paper you will get calls from Realtors wanting to list your home.

The internet is fast becoming the primary way to market real estate, and why not? The internet is always on and it is accessible to most of the public. Even someone overseas can find out what kind of homes are available in this area just by logging-on. As you look for a website to advertise your home keep in mind that there are at least two different kinds.

The first kind of website you will find will want to charge you some very expensive fees (as much as $1000) to advertise your home online. In my opinion if you are going to spend that kind of money you just as well hire a Realtor. At least then you would have someone to help you with the paperwork.

The second type of internet site you will find probably won’t cost you anything. There are a lot of sites out there that will let you advertise your home on their website if you buy their products. Sign companies and flier tube companies are good examples. Many sign and flier tube companies will offer you an internet advertisement if you buy their sign or flier tube. Remember that buyers have to be able to find your home online if the advertisement is to do any good. Sites that are intended to market signs or something else don’t do a very good job of marketing homes.

There is one more option. ForSaleByOwnerUtah.net is a website different than the rest. I designed ForSaleByOwnerUtah.net to market homes not anything else. In fact my name only appears on the website in a couple of places. If ForSaleByOwnerUtah.net was only a website and only offered internet advertising it wouldn’t be of much more use than the “other” websites. But it is more than that. ForSaleByOwnerUtah.net is a complete marketing plan for owners who are selling their own homes. It offers a sign, flier service, and internet advertising for free, as well as some of the less common and more expensive services like virtual tours for a very reasonable price. ForSaleByOwnerUtah.net also works in cooperation with mortgage professionals who have tools to make sure potential buyers are able to purchase your home before you agree to sell. If you are looking for the highest value for the least amount of money you will find it at ForSaleByOwnerUtah.net .

Does an Open House Pay Off?

Not very many years ago an open house was a good way to market real estate. Buyers were used to keeping an eye out for upcoming open houses and then visiting several in the course of buying a house. Now-a-days we don't get much activity from open houses. I don't think I can explain why. But I do think it has something to do with the advent of the internet. A buyer can go online and look through a dozen homes using Virtual Tours and digital photos at his own convenience in his own home and without any of the pressure from a home-owner or a Realtor. It kind of makes sense if you think about it, but I didn't write this article to discourage you from trying. Below you will find a few tips on how to make one successful gathered from professionals who still hold open houses.

Beware! Choose Your Mortgage Officer Carefully.
In recent years we have seen we have seen the number of mortgage officers increase dramatically. There is a lot of money to be made selling mortgages and the laws that regulate who can become a mortgage officer make it very easy to become one. I know on a personal level at least half a dozen licensed mortgage officers. That doesn’t include those I have met in the course of being a Realtor. Since it is so easy to become a mortgage officer consumers have to be very careful when they choose who will help them get a loan for their new house. Let me give you some questions to ask prospective mortgage officers.

Real Estate 101: Investing for First Time Sellers
Sample ImageLet's get one thing straight right from the very beginning...Real Estate Investors are not evil and they undoubtedly serve a necessary purpose in our economy and the well-being of the industry in general.  When an investor buys a property he or she expects to pay less than the market price for it in order to be able to make a profit.  Since investors are the people who step in and buy properties that need extensive repairs or buy properties quickly when nobody else can, this is usually a good thing for both parties.  Sometimes you find unethical investors who are looking to turn a profit without creating a win-win deal.
